Uluwatu & the Bukit Peninsula: An Area Guide

6 min read

Clifftop limestone, world-class surf, and a fast-maturing luxury market — why Uluwatu and Ungasan have become two of Bali’s most sought-after addresses.

The Bukit Peninsula is Bali’s dramatic southern tip — elevated limestone cliffs, turquoise water, and some of the island’s most celebrated beaches and surf. Uluwatu and the neighbouring Ungasan have evolved from a surfers’ outpost into one of Bali’s most desirable luxury and investment markets.

The lifestyle

Uluwatu draws a blend of surfers, creative professionals, and entrepreneurs who prize ocean views, privacy, and an active outdoor life. It is noticeably quieter in the evenings and lighter on traffic than Canggu, which has made it increasingly popular with long-stay residents and digital nomads. Ungasan, just inland and south, is the calmer, upscale neighbour — luxury villas and resorts on elevated plots near beaches like Melasti, Pandawa, and Green Bowl.

Beaches and landmarks

The peninsula is anchored by the clifftop Uluwatu Temple, the GWK Cultural Park, and a string of world-class beaches. Melasti Beach, in the Ungasan area, is roughly a 30-minute drive from the airport and has become one of the south’s signature stretches of white sand and clear water.

The property picture

Uluwatu real estate has shown strong liquidity, particularly in villas and low-rise developments, attracting expats, second-home buyers, and income-focused investors. Ungasan in particular has registered competitive average daily rates and is increasingly viewed as a high-yield, design-led market, supported by new high-end hospitality on the peninsula.

The combination of natural drama, a maturing amenity base, and steady tourism demand to the southern beaches underpins both short-term rental performance and long-term capital appeal across the Bukit.
